The single-story team building is located between the field hockey field and the parking lot and will be a facility to serve the field hockey team. The clubhouse portion of the building will include team locker rooms, toilets, showers, offices, meeting rooms, a physical therapy room, and a lounge. The indoor practice room portion will provide space for the athletes to practice in inclement weather. This project requires an area variance for site signage. Both Phase 1 and Phase 2 of the project received a negative SEQR declaration from the Town of Ithaca Planning Board on March 18, 2025. Phase 1 was granted final site plan approval and special use permit on May 6, 2025. Zoning variance approvals were granted for Phase 1 on April 22, 2025. The Phase 2 team building for Cornell Field Hockey is proposed to be a single-story facility with two sections to serve the field hockey team. The clubhouse portion of the building will include team locker rooms, toilets, showers, offices, meeting rooms, a physical therapy room, and a lounge. The second half of the building will host an indoor practice space with a synthetic turf floor surface that matches the turf used for the exterior field hockey field and will be used for field hockey practice during inclement weather. Project Purpose, Need, and Benefit Cornell is proposing a 15,440 SF team building south of the Game Farm Road Field Hockey Field in support of athletes and coaches. Team facilities are currently housed in Bartels Hall on central campus. With the new field beginning construction on Game Farm Road, spaces for locker rooms, indoor practice, and other amenities will benefit the field hockey community. The phased approach to their relocation has allowed athletics to continue fundraising efforts while providing a relocated home for the field of play. ZONING VARIANCE CRITERIA The proposed building will be located in the Town of Ithaca Low Density Residential (LDR) Zoning District, on a portion of Tax Parcel number 62.-2-6. This parcel is part of the larger Game Farm Road and East Hill Plaza Cornell lands that comprise approximately 506 acres, per the County Assessment tax mapping. The limit of disturbance for this phase is 1.1 acres and is sited just south of the Phase 1 field hockey field. The project is an allowed use with a special use permit in the LDR zone as part of an institution of higher learning. The Phase 2 construction will meet building height, yard setback, and lot coverage requirements. In Residential and Conservation Zones, the Town code dictates that: •No one sign should be larger than six square feet in area. o Each of the signs below exceeds this number, therefore requiring a variance. •Signs up to 16 square feet in area in the aggregate on any one parcel are permitted. o The aggregate area of the proposed signs is around 285 square feet, therefore requiring a variance. “Cornellian Family Clubhouse” – West Elevation (1) A sign composed of grey aluminum letters proposed to be 1 foot high and 23.75 feet wide, totaling around 24 square feet. “Cornell” – East Elevation Practice Field (2) A sign composed of red aluminum letters proposed to be 3 feet high and 18.85 feet wide, totaling around 57 square feet. “Cornellian Family Clubhouse” – South Elevation (3) A sign composed of grey aluminum letters proposed to be 1 foot high and 23.75 feet wide, totaling around 24 square feet. “Cornell Field Hockey” – North Elevation (4) A sign composed of grey aluminum letters proposed to be 2 feet high and 34.5 feet wide, totaling at 69 square feet. “Cornell” – East Elevation (5) A sign composed of white printed heavy duty vinyl letters proposed to be 4.2 feet high and 26.2 feet wide, totaling around 110 square feet.
