Ithaca, N.Y Party of the second part,
WITNESSETH, that the party of the first part, in consideration of ONE Dol-
lar ($1.00) lawful money of the United States, and other good and valuable con-
sideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, its successors and assigns forever,
ALL THAT TRACT OR PARCEL OF LAND situate in the Town of Ithaca, County of
Tompkins, State of New York more particularly bounded and described as follows:

For a more particular description reference is made to a Subdivision Map
Entitled "WESTWOOD HILLS RESIDENTIAL SUBDIVISION, Tim Ciaschi - Developer -
FINAL PLAT - PHASE ONE Town of Ithaca, Tompkins County, New York" dated Sep-
tember 11, 1987, prepared by T. G Millers Associates, P.C. Engineers and Sur-
veyors, L.S. No. 23896 which was filed in the Tompkins County Clerk's Office on
November 5, 1987, in Vault Box XIII, Slot 45.
Being a portion of the same premises conveyed to the Grantor and Keijo K.
Autio herein by Warranty Deed of Louie Wolf and Robert I. Wright dated March
10, 1986 and recorded March 10, 1986 in the Tompkins County Clerk's Office in
Liber 615 of Deeds at page 724. Also being a portion of the same premises con-
veyed by the Grantor herein and Keijo K. Autio to the Grantor herein by War-
ranty Deed dated December 8, 1986 and recorded December 9, 1986 in said Clerk's
Office in Liber 622 of Deeds at page 603.
Together with the appurtenances and all the estate and rights of the party
of the first part in and to said premises,
To Have and to Hold the premises herein granted unto the party of the sec-
ond part, its successors and assigns forever.
And said party of the first part covenants as follows:
First. That the party of the second part shall quietly enjoy said
premises;

Beginning at a point in the present centerline of
Dubois Road, 585 + southerly along said centerline from its
intersection with the corporation line between the Towns of
Ithaca and Ulysses, said point also being at the Northeast
corner of the proposed extension of Woolf Lane as shown on a
Subdivision Map entitled "Westwood Hills Residential
Subdivision, Tim Ciaschi- Developer, Final Plat, Phase I
dated September 11, 1987, and revised September 24, 28 and
November 5, 1987, made by T. G. Miller Associates P.C.,
Engineers and Surveyors;" running thence N 78°-36' W
along the north line of the proposed road and along the
southerly line of Lands of Dengler for a distance of 494.0°
to an iron pipe; running thence N 00-11' E along the highway
line and the westerly line of Dengler for a distance of
5.14' to an iron pipet running thence westerly along the
northerly line of the proposed road along a curve
to the left having an arc distance of 529.01’, a radius of
763.40' and a central angle of 40-07'-53" to a point, said
course also being along the south line of lot numbers 1-6,
crossing a proposed 50 foot wide future road, and partially
along the south line of lot number 73 running thence
S 61-16'W along the northerly line of the proposed road for
a distance of 85.75' to a point, said course being partially
along the south line of lot number 7, along the south line
of lot number 8, and partially along the south line of lot
