HomeMy WebLinkAboutProtective Covenants 262699-00143ER 31 PAGE 522 WIGGINS, HOLMBERG GALBRAITH AND AT HOLMBERG 308 NOR 10062 DECLARATION OF PROTECTIVE COVENANTS OF WESTWOOD HILLS SUBDIVISION The premises covered by these covenants are shown on The Westwood Hills Residential Subdivision, Final Plat - Phase One, made by T. G. Miller Associates, P.C., dated September 11, 1987, revised September 24, 1987, September 28, 1987 and November 5, 1987, filed in the Tompkins County Clerk's Office in Vault Box XII, Slot 45 on November 24, 1987. 1. Land Use and Building Typе: No lot shall be used except for residential purposes. No building shall be erected, altered, placed or permitted to remain on any lot other than one single family dwelling not to exceed two (2) stories in height and a private garage for not more than two (2) cars. No building shall be occupied by more than one family. For purposes of these covenants, "Family" shall be defined as: (i) one person; or (ii) two or more persons related by blood, marriage or adoption; or (iii) no more than three unrelated persons living together as a single housekeeping unit. 2. Exterior Storage and Temporary Structures: No structures of a temporary character, trailer, tent, shack, garage, barn or other outbuilding shall be either temporarily or permanently erected. The exterior storage or parking of trucks, trailers, unregistered vehicles, boat shacks and tents are expressly prohibited. The construction of neat, enclosed, permanent storage facilities is expressly permitted, provided such facilities are located and constructed in conformity with the Town of Ithaca's zoning and building requirements and are not detrimental to the general appearance of the community. 3. common Driveways and Mailbox Enclosure: Each lot owner will be responsible for a one-third share of maintenance of common driveways or roads and mailbox enclosure. Mailbox enclosures will be maintained in original form. in 4. No fence of any kind may be erected in front of the rear building line except a four foot high fence combination with hedge plantings. 5. Landscaping: Lawns and gardens must be maintained to present a well-cared for appearance.
