paid by the part ies of the second part, do hereby grant and release unto the
parties of the second part, the survivor, his or her distributees
and assiQuA forever, all THAT TRACT OR PARCEL OF LAND situate in the Town
of Ithaca, County of Tompkins and State of New York, being a portion
of the premises conveyed by James O. Krizek, Jr. and Anna R. Krizek
to Merle E. and Elsie E. Patterson by deed dated October 1, 1952,
recorded in Liber 353 of Deeds at page 73, and being more particularly
shown on the map entitled "Proposed Division of Merle E. Patterson Lot
at No. 201 Blackstone Ave. in Town of Ithaca, N.Y." made by Carl
Crandall, C.E., dated November 26, 1965, a copy of which is attached
hereto and made a part hereof, and bounded and described as follows:
Beginning at an iron pipe in the west line of Blackstone Avenue (form-
erly Catherine Street), at the southeast corner of the said premises
conveyed to Patterson as aforesaid; thence north 79° 15' west 400'feet
to an iron pipe at the southwest corner of the said Patterson premises,
said course at 200 feet passing through another iron pipe (herein
also referred to as Pipe A); thence north 70 east 132 feet, said course
running along the east line of lands of Country Club of Ithaca, Inc.
for a distance of 35 feet, and said course running along lands of
Highland Road Construction Co., Inc., reputedly, for an additional
distance of 97 feet, to an iron pipe at the southwest corner of premiss
of George P. Adams, Jr, and Evelyn Adams; thence south 790 15' east
200 feet to an iron pipe; thence south 7° west, along the parcel being
retained by Patterson, 117 feet to an iron pipe located 15 feet north-
erly along said course from Pipe A; thence easterly, 200 feet, to an
iron pipe in the west line of Blackstone Avenue located 15 feet north
along said west line from the point of beginning, said course running
along said parcel retained by Patterson; thence south 70 west along
the west line of Blackstone Avenue 15 feet to the place of beginning.
TOGETHER with any right, title and interest of the grantors herein
in and to that portion of Blackstone Avenue immediately adjacent on the
east of the above described premises.
SUBJECT to the restrictions and covenants running with the land as

contained in an agreement between Catherine Raub Roat, et al, dated
August 1, 1927, recorded in Liber 221 of Deeds at page 128, as modifiei
by an instrument entitled "Amendment and Modification of Restrictions"
{
dated as of the 21st day of May, 1969, and filed in the Tompkins .
County Clerk's Office concurrently herewith.
