HomeMy WebLinkAboutTB 2024-086 Ithaca Self Storage Project Acceptance of Concept and LocationMEETING OF THE ITHACA TOWN BOARD August 26, 2024 TB Resolution 2024 - 86: Acceptance of the Concept and Locations of Public Water Main to be Dedicated to the Town in Conjunction with the Ithaca Self Storage Project Whereas, the Town of Ithaca Planning Board has granted Preliminary Site Plan Approval for the proposed self-storage facility located at 602 Elmira Road (NYS Route 13) within the Light Industrial Zone and Inlet Valley Center Overlay District. The project involves construction of approximately 24,700 square feet of self-storage in six buildings. The project will be constructed in two phases and consist of indoor climate-controlled storage and mini-storage units along with a small parking area, fence and entrance gate, stormwater management facilities, landscaping, and site lighting. The project owner/applicant, Rudra Management (“Applicant”), will extend existing potable water. The extension will occur within NYS DOT highway right of way along Rt. 13, and Whereas, the Applicant have proposed to dedicate to the Town the potable water extension, and Whereas, the water main extension, is shown on the drawing titled “Site Utility Plan, Ithaca Self Storage, 602 Elmira Road, Town of Ithaca, Tompkins County” dated February 2023, last revised December 8, 2023, prepared by MBL Engineering, PLLC, and Whereas, the Public Works Committee has reviewed the plans for the above improvements that are proposed to be dedicated to the Town, and have found them generally acceptable, and voted to move the request to the Town Board for further discussion and consideration, now therefore be it Resolved, that the Town Board hereby accepts the concept and locations of the above-described improvement, subject to the following conditions: 1. The applicant provides sufficient documentation showing that the NYS DOT right of way is owned in fee where the improvements are proposed subject to the approval of the Director of Engineering. 2. The water and related appurtenances to be dedicated to the Town are completed to the satisfaction of the Director of Engineering, prior to the acceptance of the improvements by the Town Board, which acceptance is in the Town Board’s discretion.
