HomeMy WebLinkAboutLF-140 Westview Ln. garage SPRPLANNING DEPARTMENT MEMORANDUM TO:Planning Board Members FROM:Michael Smith,Planner DATE:September 13,1999 RE:Attached Garage Addition —Preliminary and Final Site Plan Enclosed please find materials related to consideration of Preliminary and Final Site Plan Approval for the proposed +/-26’x 16’attached garage addition located at 140 Westview Lane,Town of Ithaca Tax Parcel No.58-2-39.651 and 58-2-39.652.The proposalis scheduled for the September 21,1999 Planning Board meeting. The enclosed plans outline the proposed garage addition.The garage will be used for storage of no more than two antique or classic automobiles.It will be replacing an existing outdoor parking area (gravel and a concrete slab)and will be constructed with materials consistent with the existing building.The existing retaining wall along the East side of the property will remain,therefore there will be very little grading or other changesto the landscape. The current building lies on Tax Parcel Numbers 58-2-39.651 and 58-2-39.652,with the garage being placed on Tax Parcel No.58-2-39.652.The front corner of the proposed garage will lie 7 %feet from the property line while the Town of Ithaca Zoning Ordinance requires a minimum set back of 10 feet for one story garages in the R-15 District and therefore,will require a setback variance from the Zoning Board of Appeals. This proposed project is before the Planning Board because a Planning Board condition of approvalsaid that any building addition or modification would require planning board site plan approval andit wasalso reflected in deed restrictions.This is why we requested very basic application materials and waived a number of the Site Plan Checklist requirements. Attached are additional materials for the Board’s consideration,including the Short Environmental Assessment Form Parts I and II,a proposed SEQR resolution,a draft resolution for preliminary and final site plan approval with the relevant checklists,a location map,and a very simple set of plans (as requested)showing the proposed garage.
