Met with Jeff Hull the Building Manager,garbage room and outside door is maggot
free.Area is cleaned and organized. Outside I made Jeff aware that the dumpsters
are not to block the Egress Escape Route, and understands to keep the big metal
trash bins pushed away from the building and exterior doors.

Stopped on-site unannounced and could not gain access into building. Called #'s
provided and no luck. I walked over to the side of building to observe the dumpster
locations and appear more organized, debris picked up. Larger debris is more
contained and not scattered about. Contract Building Manager Jeff to observed
garbage room is maggot free.

Met with Complainant Janet on 10/14, observed what appears to be bugs and
worms on floor adjacent to the garbage room and accumulation of garbage
outside near dumpsters.Visited office again on 10/18 with Property Manager Jeff
Hull,explained what I observed the previous Friday.We observed the garbage
room again,area was much better, smelled better with less worms on ground.Area
needs more care and cleaning. I'll stop back in a few days to see if any progress
was make.

Is this visit to visually inspect the area/areas by the garbage room? What other areas will you be
looking at? i.e. the laundry room, 2nd floor rodent traps, exterior garbage dumpsters, cleanliness of
hallways?Any other areas? Looking forward to your return visit.

I plan to follow up with Building Manager Jeff Hull onsite in the next couple weeks for cleanliness all
around the area in question.
Jeff was made aware of the situation and plans to correct it .

Jeff leaves for retirement the last week in November. Who will do a follow up inspection after he
leaves? How will the conditions continue to Improve when there isn't any manager on site?TCA did
state that 6 of Conifer's properties in the past 6 weeks had the same issues as our complex, &that
they were reported to TCA for inspections as well. Conifer replied to TCA that they contract with
certain repair services/contractors/ plumbers/ electricians etc and if they are busy in other
complexes making repairs wether it takes 2-6 months OR LONGER they CAN'T DO ANYTHING until
those contractors are done with their other jobs! TCA has NOT made much headway with Conifer
Realty...and it SHOWS!! Outside of you coming here making numerous inspections nothing would
have been done. I appreciate every effort you have made to restore sanitary conditions and
continuous maintenance at Conifer Village. It's a shame that it took the Health Department's
inspections to do so! A Temp Agency could have been called to hire someone to sweep, vacuum &
empty the trash barrels. Until a new maintenance worker is hired &trained.This could have been
avoided.
