Planning Board Consideration
The timeline for Board appearance is at least
30 days after submittal of a complete
application.Sketch Plat Review
For complex projects, the applicant should
informally present initial drawings of the proposal to
the Board prior to preparing more formal plans.
Simple projects can skip this step.Preliminary Subdivision Review
+ Environmental Review
The Board will formally review plans and
environmental impacts and vote to approve,
approve with conditions, or deny the project.
Final approvals may be given at the same
meeting.
Final Subdivision Review
The Planning Board will vote on final plans
and consider any remaining issues.

The Town of Ithaca Planning Board meets the 1st and
3rd Tuesdays of every month in the Town Board Room.
Notification
- As required by NYS Town Law, the Town
publishes a notice of Public Hearing in the legal
section of the local newspaper. This must be done
at least 5 days before a Public Hearing.
- The applicant is required to post a sign on the
project site that is clearly visible from the public
roadway. The sign must be posted at least 5 days
before the Public Hearing.
- As a courtesy to the public, the Town also notifies
properties within a 500-foot radius of any proposal
scheduled for a Planning Board appearance.
Expiration
- Approval expires after 10 years following
the date of approval unless construction has
materially commenced on the project or one
or more lots have been transferred by the
developer and the deeds have been
recorded in the County Clerkâs Office.
