RE: Vegan Epicure — Preliminary & Final Site Plan Approval and Recommendation to the
Town Board Regarding Amendment of SLUD#4
Enclosed please find materials related to the proposed modifications to Vegan Epicure, located in
Rebecca Hall, also home to the Finger Lakes Massage School at 1251 Trumansburg Road, Town of
Ithaca Tax Parcel No. 24-3-3.4. The proposal includes using an additional 996+/- square feet of the
existing building for an expanded kitchen for Vegan Epicure; and modifying the Special Land Use
District#4 language to include food processing and distribution as allowed uses.
The Vegan Epicure wishes to expand their kitchen facility in the basement of Rebecca Hall to
accommodate production of the newly acquired Ithaca Tofu company. However, Special Land Use
District # 4 (SLUD) currently allows only on-site and some off-premises catering activities. The
Planning Board, in addition to considering site plan approval, will also need to consider
recommending an amendment of SLUD#4 to the Town Board to include the current proposal as an
allowed use. The Board may wish to discuss appropriate wording and any additional restrictions at
the January 81h meeting. To facilitate this, a copy of SLUD #4 (Local Law No. 1, 1987) is included
in your packets. Depending on what is decided at the Planning Board meeting, this proposal may be
scheduled for consideration at the Town Board's February meeting.
The applicant has submitted a floor plan (drawing Al) illustrating the location of the existing
kitchen and proposed expansion. Also enclosed is a site plan, dated May 28, 1993 (drawing SD-1),
that refers to a previously approved project. Please note that although the parking layout shown is
different than what is on the site, the Planning Department has on file a more recent version of the
plan showing the accurate parking layout. Since the current proposal does not include exterior
modifications to the building or the parking area, the requirement for submission of a "mylar and
two paper copies of the approved site plan" has been waived.
